Industrial and logistics developer Indurent has commenced construction of a new 450,000 sq ft development at Access 18 Avonmouth.
The new space will be delivered across five units ranging from 30,000 to 215,000 sq ft, and is expected to be delivered before the end of 2025.
All new units are targeting EPC A+ and BREEAM Excellent certifications and include rooftop solar PV panels.
Access 18 Avonmouth currently offers over 1.3 million sq ft of high-quality warehousing across 36 units developed between 2007 and 2023.
The park supports a range of manufacturing and distribution businesses, including Herschel Infrared, a leading provider of infrared heating panels, and international food ingredients business Plant-Ex.
The site is located just 25 minutes from the centre of Bristol and sits adjacent to the Avonmouth Docks. It is also close to junction 18 of the M5.
Carys Allen, Indurent development director, said: “Having already delivered and leased over 1 million sq ft of Grade A warehousing at Access 18 Avonmouth, this latest phase of development reflects robust demand from customers, ranging from locally owned to global businesses, for modern, sustainable warehousing in the south west.
“Access 18’s prime location—offering excellent connectivity to regional customers, a skilled local workforce, and international shipping routes—makes it a key hub for manufacturing and distribution.
“The decision by one of the UK’s leading supermarket retailers to take a new build-to-suit unit further cements its status as one of the region’s premier industrial and logistics clusters.”
Since launching in July 2024 following the integration of St. Modwen Logistics and Industrials REIT, Indurent has developed 1.1 million sq ft of new industrial and logistics space across the UK, with a further 1.7 million sq ft due for delivery in 2025, alongside a landbank of around 30 million sq ft.
