Logistics developer Indurent has started construction on the sixth and final phase of its industrial park close to the M5 in Gloucester, with 234,000sq ft of multi-let and mid-box space in development.

Spread across 12 units ranging from 6,000sq ft to 57,000sq ft, all units at Indurent Park Gloucester will target BREEAM ‘very good’ to ‘excellent’ and EPC A+ certifications.

As part of this phase, 38,000sq ft of rooftop solar PV and 34 EV charging points will also be installed.

The development is scheduled for completion in December 2025 and will then comprise approximately 943,000sq ft of industrial and logistics space across 22 units.

Existing space is fully let to a diverse range of occupiers, including ProCook, Gardiner Bros, Consentino and Schlumberger.

Indurent pointed to research from real estate firm JLL that highlighted current supply challenges in the MLI and mid-box sector; total supply rise just 1.3% in the year to September 2024 and speculative development fell 26% year-on-year in March 2024.

Marcus Riley, development manager at Indurent, said: “The dearth of high-quality new supply coming into the UK MLI market impedes business and employment growth and delivery of this type of adaptable space is vital for local economies.

“This is the first speculative MLI space to be delivered by Indurent, underlining our strong conviction for urban warehousing and our development capability.

“The continued expansion of Indurent Park Gloucester, which is home to wide range of local, national and international businesses, is reflective of our strategy to deliver, own and manage the space needed by customers of all shapes and sizes, at all stages of the supply chain.”
