Real estate investment fund manager Clarion Partners Europe has agreed a 54,456 sq ft letting with Yusen Logistics at its Widnes 54 warehouse.
The five year lease includes a rent of £9.50 per sq ft, which Clarion said “sets a new rental tone for the region.”
The EPC A and BREEAM Excellent certified property will service one of Yusen Logistics’ existing client contracts in the region.
The site includes three dock doors and two access areas; 50kN square metres of floor loading capacity; two-storey offices; a fully enclosed yard; 10 metre high eaves; EV charge points; and 87 parking spaces.
It is one of three buildings owned by Clarion Partners Europe in Widnes, all of which were constructed in 2022.
The other two buildings total 395,000 sq ft and 258,000 sq ft respectively and are let to Kammac and Supply Chain Coordination, a logistics function of the NHS.
Ben Sawbridge, Clarion Partners Europe’s UK portfolio asset manager, recently joined Clarion from Urban Logistics REIT where, as an associate director, he managed a 3.7 million sq ft portfolio of primarily mid-box warehouses with over 40 tenants.
