A planning application has been submitted for a £36m industrial and logistics development at Pendeford Business Park in Wolverhampton.

Erdgard, working in partnership with the Richardson family business, is seeking approval to build three mid-box units on a 10-acre site under the name Pulse Wolverhampton.

The scheme would deliver units ranging from 21,000sq ft to 80,000sq ft, and is aimed at industrial and distribution occupiers.

If approved, the buildings are expected to be ready for occupation by the third quarter of 2027.

The units are designed to achieve a BREEAM Excellent sustainability rating.

Allan Wilson, Erdgard director, said the development would regenerate a previously used employment site. 

“We are excited by the prospect of bringing this redundant site back into beneficial use.

“If approved, the application will enable the development of three high-quality industrial and logistics units in an outstanding working environment,” he said.

Property advisers Savills and CBRE have been appointed joint leasing agents for the scheme.

Pendeford Business Park is on the northern edge of Wolverhampton with road connections to the M54 and M6 motorway, providing access to the wider West Midlands freight network.

The site was previously occupied by offices used by Lloyds Banking Group before being acquired for redevelopment.

The developers said the scheme is aimed at the mid-box logistics market, a sector that has seen continued demand from parcel, e-commerce and regional distribution operators seeking well-located space close to major motorway corridors.
