IM Properties is to build a 532,000sq ft speculative warehouse at its Hinckley Park development off Junction 1 of the M69.
The building will be known as Hinckley 532 and is due for completion by the end of next year. Richard Lawrence, IM Properties’ development director, believes its location on the borders of the East and West Midlands will prove popular among potential occupiers.
“As connectivity and the ability to deliver become key differentiators in the rapid growth of the e-commerce industry, operators need to be centrally located.
“Hinckley 532 offers immediate access to the motorway network and a large, established workforce,” he said.
The warehouse is being developed alongside a new 318,000sq ft DPD hub, which will also be located at Hinckley Park. The £150m facility, announced earlier this year, will be the parcel carrier’s fifth in the UK and will be two miles from another hub and international gateway in Hinckley. It is due to become fully operational in October 2020.
IM Properties is currently involved in several other major schemes in the Midlands. Earlier this year it was chosen by Birmingham city council as its preferred developer for the first phase of Peddimore employment park in the north east of the city – overall the park could eventually accommodate 2.8 millionsq ft of space.
The first phase will involve the development of 91 acres with IM Properties committed to building at least 484,000sq ft of speculative space. The company hopes to submit a planning application by November this year with infrastructure works beginning in September 2019.
