Commercial property developer Chancerygate and global real estate investment and development firm Hines have completed their Gemini8 Business Park scheme in Warrington, the joint venture announced this week.
The 119,600sq ft development is situated on the final plot at the site, and comes with 18 high specification Grade A units ranging in size from 3,900sq ft to 16,500sq ft.
The scheme is located less than three miles north of Warrington town centre and provides direct access to junction 8 of the M62 motorway, whilst also being around four miles from the M6.
The joint venture pre-sold Gemini8 Business Park to real estate private equity firm Northwood Investors at the end of last year which has a strong interest in the scheme. Four units are currently under offer.
Chancerygate development director and head of the company’s Warrington office, Mike Walker, said: “We are very pleased to have delivered the first new build, Grade A multi-unit industrial and warehousing development of this type in the Warrington area for more than 10 years.
“Its excellent strategic location means Gemini8 is one of the most prominent business parks between the Manchester and Liverpool conurbations. It will see businesses that locate here best placed to serve both of them, as well as the wider North West region.”
In addition to Warrington, the company has offices in London, Birmingham and Milton Keynes. It currently has more than 3.5m sq ft of industrial space under construction or ready for development across 32 sites ranging from Bournemouth to Edinburgh.
Gerald Eve and Davies Harrison are letting agents for Gemini8 Business Park.
