Warehouse developer Segro has officially launched Segro Centre Dagenham, a newly refurbished, cross-dock logistics facility, located in East London.

The 65,040sq ft unit offers extensive yard space with modern sustainable features, which Segro claims makes it one of only two currently available cross-dock opportunities in the region. 

The facility sits within a 6.55-acre site and boasts a yard depth ranging from 44 to 122 metres, 36 dock level loading doors, three level access loading doors and 59 HGV parking spaces plus additional ancillary parking. It also has a clear internal height of 13.3 metres.

Segro said the facility is designed to meet the needs of logistics and distribution operators that require flexible space and ease of access to and from London. The unit has immediate access to the A13, and is also within a two-hour drive of three deep water ports.

Segro Centre Dagenham has undergone a comprehensive refurbishment targeting an EPC A+ and BREEAM Outstanding rating.

The facility features electric vehicle charging points and LED lighting, helping reduce operational costs and environmental impact for future occupiers.

An array of PV panels has also been installed, with the potential to generate 152,000 kWh of electricity annually, offering potential savings of up to £36,480 per year on energy costs.

Segro Centre Dagenham is part of the company’s East London portfolio which includes East Plus – a partnership with the Greater London Authority, which will deliver 1.4 million sq ft of modern industrial space, spanning Havering, Newham and Barking & Dagenham, transforming previously derelict land.

East Plus currently includes a number of consented schemes capable of meeting a range of occupational requirements, including build to suit options up to 230,000sq ft.
