Real estate developer Panattoni is tackling the under-supply of warehousing along the M23 corridor with the completion of two last-mile logistics parks at Brighton and Burgess Hill.

These developments, along with a third south of London at Crawley, where construction began last month, is part of Panattoni’s strategy to address the shortage of facilities along the M23 corridor.

Panattoni Park Brighton (pictured above), adjacent to Brighton City Airport and the A27 dual carriageway, comprises seven units ranging from 19,693sq ft to 55,397sq ft, totalling 267,074sq ft.

Panattoni Park Burgess Hill (pictured below) provides 14 units, ranging in size from 8,142sq ft to 147,408sq ft, and totalling 457,733sq ft.

The park is located on a 22-acre site, which fronts the A2300 dual carriageway and provides fast access to the A23/M23, Gatwick Airport, Brighton and the wider south coast markets, and is adjacent to facilities occupied by DPD and Roche.

Both parks have been developed with a strong focus on sustainability, achieving a BREEAM rating of ‘Excellent’ and an EPC rating of ‘A’ .

The buildings are equipped with LED lighting systems, which cut energy consumption and electricity costs and photovoltaic (PV) panels, which provide 10% of the buildings’ energy needs.

“The delivery of these two schemes emphasise our ongoing commitment to the London and wider southeast markets, which remain under-supplied, due to a lack of speculative Grade A development of industrial and logistics space in recent years and in spite of the ongoing robust occupier demand in these areas.”
