A sustainable 220,250sq ft logistics development close to the M61 in Bolton has been completed and is now available to let.
Arrow Point Bolton, a joint venture between Arrow Capital Partners and Cerberus Capital Management, was designed to minimise its environmental impact while supporting long-term operational efficiency.
The development comprises a 220,250 sq ft and a 107,500sq ft unit, with the latter already pre-let to a customer earlier this year.
Originally contracted to achieve a BREEAM ‘Excellent’ certification and EPC A rating, the scheme has surpassed its sustainability objectives, reflecting its environmental credentials and energy-efficient design.
Features include 15-metre eaves, 82 HGV trailer bays, 32 dock levellers and five level-access doors.
Cormac Dunne, head of real estate, Europe at Arrow Capital Partners, said: “With supply of Grade A space remaining constrained and occupier demand focused on well-located, energy-efficient buildings, Arrow Point Bolton is well positioned to capture sustained demand and support long-term growth in the Greater Manchester region.”
