Property developer and land regeneration business Harworth Group has signed an agreement with an unamed logistics operator which will see the group develop a 30,700sq ft facility at Gateway 36, Barnsley.
Leased for 20 years, it will be used as a final mile parcel and postal distribution hub by the logistics operator.
The site will target a BREEAM Excellent certification, an EPC rating of A and will include rooftop solar PV panels, LED lighting and EV charging points.
Harworth Group said the construction of the facility will start “shortly”, subject to planning permission, with completion expected at the end of 2027.
Gateway 36 is located adjacent to Junction 36 of the M1. Harworth said the site has benefited from infrastructure funding from South Yorkshire Mayoral Combined Authority and is part of the UK government’s South Yorkshire Investment Zone.
This latest project will form the next part of Phase 2 of the development, which has already seen the delivery of 110,000sq ft of space, which includes distribution facilities for Dunelm, fashion brand Lucy & Yak and home improvement specialist BOXT.
The remaining units of Phase 2 are available to occupiers on a build-to-suit basis, and Harworth said it has received significant occupier interest to date.
The two largest remaining parcels at the site, Units 4 and 7, have reserved matters planning consent for 132,000sq ft and 155,000sq ft developments respectively.

“We continue to see strong interest in the remaining land parcels at Gateway 36 and look forward to working with partners to delivering further units on a build-to-suit basis.”
