Industrial real estate developer Panattoni is fast tracking plans for a 199,672sq ft speculative, last-mile logistics development in Crawley, in response to strong and rising demand for warehousing.

The detailed planning application for Panattoni Park Crawley, submitted to Crawley Borough Council, is for a semi-detached unit of 134,012sq ft and 65,660sq ft, which could be combined into one unit of 199,672sq ft for a single occupier.

The development is located at a 10-acre site, fronting Fleming Way the Manor Royal Business Park, five minutes from Gatwick Airport and junction 10 of the M23.

Panattoni said the new development will offer “strong last mile reach within one of the UK’s largest and most affluent consumer markets”.

The company plans to begin demolition on the site is set to begin in July and complete the units in the third quarter of 2023.

The two facilities will be built to a BREEAM rating of ‘Excellent’ and an EPC rating of ‘A’ to prioritise energy efficiency and reduce operating costs, and will have a host of sustainable features, including an aim to achieve a 10% net gain in biodiversity at Manor Royal Business Park. The facilities will also come with 50m yards, electric vehicle charging points, 15m of clear internal height and up to 2.5MVa of power.
